Bylaw No. 2016-06 (Amendment Schedule 1 of the Land Use Bylaw - Entwistle Urban Village Sub-District Map)

 

Proposed Motion(s)

1. That Bylaw No. 2016-06 receive second reading; and

2. That Bylaw No. 2016-06 receive third and final reading.

 

Body

 Purpose

To amend Schedule 1 for seven properties in the Hamlet of Entwistle from the Urban Reserve Sub-District to Residential Single Family Sub- District (R1) to permit the existing dwellings.

 

Summary

Administration is recommending an amendment to Schedule 1 of the Land Use Bylaw to seven properties in the Hamlet of Entwistle from the Urban Reserve District to the R1-Residential Single Family Sub-District in order to allow the existing residential uses on the properties to be permitted within the Entwistle Urban Village (EUV) District of the County's Land Use Bylaw. Currently, single family dwellings and accessory buildings exist on each of the five (5) properties; however, these uses are not permitted or discretionary uses under the current Urban Reserve Sub-District. The intent of the Urban Reserve Sub-District is to hold lands in reserve until urban development is ready to proceed. Five properties have existing buildings and therefore the single family designation is appropriate to acknowledge present development on the properties.

 

The proposed amendment to Schedule 1 of the Land Use Bylaw is for the following five properties within the Hamlet of Entwistle from the Urban Reserve (UR) Sub-District to the Residential - Single Family (R1) Sub-District within the Land Use Bylaw as shown on Schedule 1: Entwistle Urban Village (EUV) Land Use District Map:

 

i)                     5201 - 54th Avenue (legally known as Plan 0224589, Block 1, Lot 1)

ii)                     5117 - 49th Street (legally know as Plan 7921352, Block 0, Lot E)

iii)                     4912 - 49th Street (legally know as Plan 7471 V, Block V, Lot 0)

iv)                     4908 - 49 Street (legally know as Plan 7471 V, Block pt.V, Lot 0)

v)                     4929 - 49 Street (legally Know as Plan 9621819, Block 0, Lot 1)

 

Two other minor parcels aligned with the road right-of-way will also be included in the amendment for clarification and consistency.  These are Plan 7471 V, Block V, Lots W and V, one owned by the County, the other by the Province.
