Administration supports the proposed motions as they align with the Edmonton Metropolitan Regional Growth Plan and Parkland County Municipal Development Plan.
Purpose
To provide Council an overview of Bylaw 2022-12 being an amendment of the Atim Creek North Area Structure Plan Bylaw 26-2002 to support a change in land use from Fringe Area to Highway Commercial Cluster. The proposed bylaw will allow for the lands located to the north of Highway 16 to support commercial type development for a portion of the parcel described as SE-15-53-27-4.
Summary
Under the Atim Creek North Area Structure Plan, the location of the amendment is currently identified as Fringe Area. The Fringe Area is deemed agricultural unless otherwise specifically provided for by an amendment or through a site-specific area structure plan that would supersede the provisions in the Atim Creek North Area Structure Plan. Bylaw 2022-12 is proposing to change the land use in the Atim Creek North Area Structure Plan from Fringe Area to Highway Commercial Cluster for a portion of the parcel described as SE-15-53-27-4. This amendment would allow for highway commercial and related commercial uses on that parcel. This location provides for connectivity to regional transportation routes given the parcel is directly adjacent to Highway 16. The remaining land within the section is intended to stay as is within the Atim Creek North Area Structure Plan unless amended in the future.
