Purpose
The Applicant is requesting a Land Use Bylaw amendment to redistrict the subject lands to facilitate the future development of general use industrial buildings and for the storage and sale of various industrial items on Lot B.

Summary
The Applicant has made an application to amend the Land Use Bylaw and redistrict Plan 872TR, Lot B (Linc Number 0015 979 941) for industrial/commercial uses within the MI - Medium Industrial District. Lot B is located via a narrow frontage (pan-handle) off of Range Road 262 (Bevington Road) within Zone 2 of the Acheson Area. The subject Lot B predates the formal creation of the Acheson Industrial Area Structure Plan, adopted in 1997. Subject to approval of the re-districting application by Council, the Applicant has committed to provide the necessary municipal services (water, sanitary sewer, storm) and pay all required off-site levies and potential recoveries to other developers for front-ended improvements that benefit Lot B during the future development of the site. The application is generally consistent with the land use policies under the Capital Region Growth Plan for development within a Priority Growth Area, as well as the County's Municipal Development Plan Bylaw 37-2007, and the Acheson Industrial Area Structure Plan Bylaw No. 20-97.
