Purpose

To designate the owner of a manufactured home community as the assessed person for a designated manufactured home in a manufactured home community.

 

Summary

Section 304(1)(j)(ii) of the Municipal Government Act (MGA) of Alberta establishes the assessed person of a designated manufactured home on a site in a manufactured home community, and any other improvements located on the site that are owned or occupied by the person occupying the designated manufactured home, to be the owner of the manufactured home community.

 

Designating the manufactured home community as the assessed person streamlines the tax process by consolidating approximately 800 tax rolls for the manufactured home community into one tax roll.

A bylaw passed under subsection 304(1)(j)(ii) must be advertised and has no effect until the beginning of the year commencing at least 12 months after the bylaw is passed.  The bylaw must be published for 2 consecutive weeks in a newspaper, or other publication circulating in the area, before Council can vote on 2nd reading of the bylaw.  Electors may submit a petition to the Chief Administrative Officer, within 60 days after the last date the bylaw was advertised, for a vote of the electors to determine whether the bylaw should be passed.
