Bylaw 2024-24 Osprey Bay Direct Control District Land Use Bylaw Amendment & Redistricting

Proposed Motions

1. That Bylaw 2024-24 receive first reading.

2. That a Public Hearing be scheduled on January 28, 2025 at 10:00 a.m. at Parkland County Centre, Council Chambers.

Body

Administration Recommendation

Administration supports the proposed motions.

Purpose

The Land Use Bylaw Amendment has been drafted to provide additional flexibility and subdivision opportunities for the two parcels of land located within the Osprey Bay Direct Control (DC)  District.

Summary

The amendments proposed under Bylaw 2024-24 include removing regulations regarding subdivision ownership type to allow landowners to pursue the ownership type of their choice rather than being restricted to Bareland Condominium subdivision. The amendments also propose to redistrict the vacant lands within the DC area to the PC-Conservation District due to the environmental sensitivity of the area, and to provide additional transparency regarding the limited development opportunities for the lands.
