Proposed amendment to Land Use Bylaw No. 20-2009 to redistrict a portion of N.E. 03-53-26-W4M from the IRD - Industrial Reserve District to the MI - Medium Industrial District and all of S.E. 03-53-26-W4M from the IRD - Industrial Reserve District to the BI - Business Industrial District on Land Use District Map 9 and 9A.

Administration Recommendation(s)
The County requires a comprehensive outline plan, as set forth in Policy PD-033, to be prepared prior to the scheduling of a Public Hearing to consider the redistricting. The applicant in this particular circumstance has requested that Council consider the redistricting prior to an Outline Plan and detailed servicing analysis. Administration is of the position that there may be merit in allowing the variance to the policy in order to position the lands for development. In this circumstance Administration recommends scheduling the public hearing and considering two readings of the redistricting bylaw. Final reading should be held in abeyance until the developer provides a complete Outline Plan and supporting reports. At this time the lands are generally in conformity with the draft Acheson Area Structure Plan, however, specific comments on the potential impacts on the County based on the predistricting of the lands can not be provided until the Outline Plan and supporting documents are completed.

Purpose
The Applicant is requesting a Land Use Bylaw amendment to redistrict the lands to facilitate the subdivision of industrial/commercial parcels within the East Half of 03-53-26-W4M and within Zone 4 of the Acheson Industrial Area.
