Purpose
To redistrict a Public Utility Lot (PUL) in Acheson from AGC1 - Agriculture Conservation District 1 to MI - Medium Industrial District to align the Land Use District of the PUL with the uses in an approved Public Utility Lease Agreement.
Summary
The Acheson Industrial Redistricting Application was undertaken by Administration to redistrict a Parkland County-owned Public Utility Lot (PUL). A Public Utility Lease Agreement is in place between the County and the adjacent landowner located immediately to the north of the subject land. The lease area encompasses the northern portion of the site (access road) as well as a portion of the southern area of the site. The lease agreement allows the leased lands to be utilized for outdoor storage. The southern portion of the site is predominantly occupied by a stormwater management wet pond (ABLA-01-05W), which is not included in the leased area. The stormwater management wet pond will remain on site and access to the stormwater management wet pond and life station will not be impact by the proposed industrial redistricting.
The application aligns with the County's vision for the Acheson Industrial Area in the Municipal Development Plan (MDP) and the Acheson Industrial Area Structure Plan (ASP) by facilitating industrial land use. The proposed redistricting of the PUL to the MI - Medium Industrial District aligns with the designation of the property in the Acheson Industrial Area Structure Plan (ASP).
