Administration supports the proposed Bylaw as presented.

Purpose
The applicant is requesting a Land Use Bylaw amendment to redistrict the subject lands to allow for planned future expansion, maintainance and additional investment into the existing steel fabrication plant.

Summary
The Applicant has made an application to amend the Land Use Bylaw and redistricting Plan 5389RS, Lot A (Linc Number 0016 884 967) from the CR - Country Residential District to the RIC - Rural Industrial Commercial District. Parkland County’s Municipal Development Plan does not offer any direction on where the RIC District should be located (or potentially not located). Preliminarily, Administration is of the opinion that this development site (proposed use) meets the criteria of the RIC District. Therefore, Administration supports the proposed amendment to Land Use Bylaw 20-2009 as presented. A detailed summation of the proposed amendment is included within the attached Administrative Report.

Landowner comments have been received from eight (8) adjacent landowners that address several concerns with the existing development and currently proposed redistricting application. The specific concerns and Administration's responses are outlined within the landowner letters, and in the attached Administrative Report.

Financial Impact:
Revenue: $2,500.00 +GST Land Use Bylaw Amendment Application Fee paid by Applicant.
Note: The Applicant would receive a 50% refund of Application Fee if the Bylaw were defeated at first reading.
