Administration supports the proposed motions.

 

Purpose

Proposed Bylaw 2017-01 is an amendment to Land Use Bylaw 20-2009 to add new Section 7.2. "BIR - Regional Business Industrial District". The proposed bylaw will accommodate a greater range of industrial and commercial developments in high visibility areas of Acheson Industrial Area.

 

Summary

Under the current Land Use Bylaw, BI - Business Industrial District allows a range of light industrial and commercial development within high visibility areas of Acheson Industrial Area. Specifically, this District allows general retail and professional office type developments as Permitted Uses, while more intensive uses such as General Industrial Manufacturing or Processing and Industrial Storage and Warehousing uses are considered Discretionary Uses.

 

Despite this, areas along highways and major public roads in Acheson Industrial Area should not exclude opportunities for more intensive and large scale industrial development to be considered as Permitted Uses, such as industrial facilities requiring regional logistic coordination and research and development functions. Therefore, Administration is proposing to amend the Land Use Bylaw to create a new BIR - Regional Business Industrial District that allows large scale industrial developments to establish within the business industrial areas of Acheson.

 

Strategic Plan/Policy/Legal/Staff Implications:

The proposed amendment is consistent with goals of the Municipal Development Plan No. 37-2007, and no amendment to the MDP or any Area Structure Plans is required.
