Purpose
To amend the Land Use Map of Land Use Bylaw 2025-12 to redistrict a 44.08 hectare (108.92 acre) portion of Lot 7, Plan 012 1627 and Lot 2, Plan 962 0534 and Lot 43, Block 1, Plan 032 0824 from the CR-Country Residential District to the RS-Recreation and Community Services District.
Summary
Background
Three (3) applications have been submitted by Select Engineering Consultants on behalf of Blackhawk Golf Course for the lands located at Lot 7, Plan 012 1627 and Lot 2, Plan 962 0534 and Lot 43, Block 1, Plan 032 0824. The applications consist of a new Conceptual Scheme, Land Use Bylaw Amendment (Redistricting), and Subdivision.
LUB Amendment (Redistricting)
The LUB amendment application proposes to redistrict the golf course expansion area from the CR-Country Residential District to the RS-Recreation and Community Services District. This redistricting is necessary to facilitate the expansion of the golf course as the Outdoor Recreation Services use class is not permitted to be located within a multi-parcel residential subdivision (Section 2.20.4.2 of the LUB).
If redistricted, the golf course expansion area would not be considered to be within the multi-parcel residential subdivision. The Outdoor Recreation Services use class is listed as a Permitted Use within the RS district.
