Bylaw No. 2013-20: Proposed amendment to Land Use Bylaw No. 20-2009 to re-district a portion of NW 11-53-26-W4M from the IRD - Industrial Reserve District to the BI - Business Industrial District on Land Use District Map 9 and 9A.

2. That Council schedule a public hearing for 10:30 a.m. on October 8, 2013 to hear public comment on proposed Bylaw No 2013-20.

Administration Recommendation(s)
Administration supports Bylaw No. 2013-20 and recommends that Council give first reading to the requested amendments so that public input may be sought from adjacent landowners and referral agencies through the public hearing process. The development of NW 11-53-26-W4M within Zone 2 of the Acheson Industrial Area is practical as existing infrastructure can be logically and efficiently extended at this time subject to confirmation of the storm water management plan(s) and traffic analysis. Without this information, Administration is unable to support the re-districting application at Public Hearing.
Purpose
The two Applicants are requesting an amendment to the Land Use Bylaw to facilitate a lot line adjustment between the two titled areas and to facilitate additional serviced industrial/commercial development on the identified lands within NW 11-53-26-W4M and within Zone 2 of the Acheson Industrial Area.
Summary
Amendments have been requested to the Land Use Bylaw. The proposed re-districting and development of lands within NW 11-53026-W4M for serviced industrial/commercial use within the BI - Business Industrial District under the Land Use Bylaw is consistent with the land use policies under the Capital Region Growth Plan, the County's Municipal Development Plan Bylaw 37-2007 and Acheson Industrial Area Structure Plan Bylaw No. 20-97.
